Remaining term is the time left before the lease expires, plus any written options to renew and the notice required to exercise them. Lenders and SBA programs typically want enough term (and options) to outlast the loan or a large part of it. A short remaining term without options is a valuation and financing risk, even if rent is below market. Oral promises of renewal are not a substitute for an amendment.
