Proof of funds can be bank statements, brokerage statements, a gift letter, or a lender pre-qualification letter. Sellers use it to rank buyers before granting exclusivity or sharing deeper files. It is not a loan commitment and does not replace underwriting. Inflated or borrowed statements that will not be available at closing waste everyone’s time.
