Most commercial leases prohibit assignment without landlord consent. The assignment package usually includes the buyer’s financials, experience, and a request to release or retain the seller’s guarantee. Consent can take weeks and may come with an assignment fee, personal guarantee, or rent reset. A deal that cannot get a clean assignment or a new lease is often not financeable.
